Financial Education Services - The Six Worst Items To Appear On Your Credit Report
It's easy to make mistakes or experience hardship when it comes to paying your bills. Some mistakes are so detrimental; want to avoid them at all cost. Since future creditors and lenders use your credit report to make decisions about you, it’s important to understand how each of these impact your credit file.
1. Charge-offs
Missing your payments for 6 months or more could cause your creditors to deem your account as uncollectible. When this happens, the creditors write that debt off as a loss against their income taxes. Charged-off accounts are allowed to be reported on your credit report for seven years. Just because a debt is charged off (or written off) does not mean the debt is forgiven. The money is still owed. The creditor will usually sell or assign the debt to a collection agency or a lawyer to effect collection.
Some companies continue to charge interest, but most don't. If they do decide to keep charging interest, they have to continue to report it as income. Most companies would rather just write it off and be done with it.
Having charge offs on your credit report usually results in the consumer being denied credit by other lenders. Even worse, it can also affect the interest rate that other lenders charge on current debts even if those lenders were not impacted by the charge off themselves.
If you find yourself late on your payments, you should always try to contact the lender and let them know you are having problems meeting your financial obligations. Ignoring the situation and letting it get to charge off status always makes it worse. You can usually avoid your account being charged off by at least letting them know you intend to pay and by at least making small payments as often as you can.
It’s much easier to get a paid charge off removed from your credit report than it is an unpaid charge off. When you dispute the charge off with the credit bureaus, they have 30 days to verify the account with the creditor. If the account is paid, many times the creditor will just ignore the verification request. They really only report charge off so that they can damage your credit hoping that it will turn make you want to pay them off.
2. Collections
Not only will creditors charge-off your account after a period of non-payment, they may also hire a third-party debt collector to attempt to collect payment from you. Your credit report may or may not be updated to reflect a collection status. Sometimes the debt collector places an entry on your credit report or the original creditor places a note on your report indicating the account is in collection status.3. Bankruptcy
Filing bankruptcy allows you to legally remove liability for some or all of your debts, depending on the type of bankruptcy you file. Your credit report will reflect each of the accounts you included in your bankruptcy. Even though the bankruptcy information can legally remain on your credit report for seven to 10 years, you can begin rebuilding your credit soon after your debts have been discharged.
4. Foreclosure
If you default on your mortgage loan, your lender will repossess your home and auction it off to recover the amount of the mortgage. This process is known as foreclosure. When your home is foreclosed it can severely damage your credit, limiting your ability to obtain new credit in the future. A foreclosure can remain on your credit report for seven years.
5. Tax liens
When you don't pay property taxes on your home or another piece of property, the government can seize the property and auction it off for the unpaid taxes. Even if your home is foreclosed because of a tax lien, you are still responsible for the mortgage loan. Non-payment of the mortgage will also hurt your credit. Unpaid tax liens can remain on your credit report for 15 years, while paid tax liens remain for 10 years.
6. Lawsuits or judgments
Some creditors may take you to court and sue you for a debt, if other collections fail. If the lawsuit is accurate and a judgment is entered against you, it can remain on your credit report for 7 years from the date of filing, even after you satisfy the judgment.

Let's take on the fundamentals of the credit reporting system. From the big three credit bureaus, TransUnion, Equifax and Experian, to your rights under the Fair Credit Reporting Act, this article will help you navigate the credit report maze.
The credit reporting agencies - TransUnion, Equifax and Experian (formerly TRW) are the three national credit reporting agencies that keep records on consumers. The reporting agencies work with lenders, creditors, insurers and employers to update and distribute your information to the appropriate institutions. Here's an example of how the system works:
1. When you apply for a new credit card the creditor requests a copy of your financial history from the reporting agencies. This causes a "hard inquiry" to be recorded on your credit report.
2. The creditor uses your credit reports and scores along with income and debt information to determine what rates to offer.
3. You start to use the new credit card and the creditor reports your activities to the credit reporting agencies about every 30 days.
4. The credit reporting agencies update your credit report as they receive new information from creditors or lenders.
5. Your credit profile changes based on your financial activity. The next time you apply for a credit card or loan, the process repeats.
Your credit report - Your credit report is divided into six main sections: consumer information (address, birthday and employment), consumer statement, account histories, public records, inquiries and creditor contacts. When you open a new account, miss a payment or move, these sections are updated with new information. Old negative records will stay on your credit report for 7-10 years. Positive records can remain on your credit report longer. Not all creditors report to all three agencies and the agencies obtain their data independently so your reports from TransUnion, Equifax and Experian could be substantially different from each other. That's why it's important to check your three credit reports every 6-12 months to ensure that the information is accurate and up-to-date.
Correcting inaccuracies - Under the Fair Credit Reporting Act, consumers are protected from having inaccurate information on their credit reports. If you find an inaccurate record on your report, try contacting the creditor or lender associated with the mark first. These companies can usually correct the mistake and send an update to the credit reporting agencies. If you can't make progress this way, you can also dispute the inaccuracy directly with the credit reporting agencies.
Working the system - Managing your credit and maintaing a good credit history can lead to better rates on major purchases. We recommend that you check your credit reports every 6-12 months or at least 3 months before a major purchase in order to guard against damaging inaccuracies and identity theft. Routine check-ups along with paying your bills on time, keeping your credit card balances below 35% of their limits and correcting any negative inaccuracies will help you maintain a healthy credit profile.

Medical bills are the leading cause of bankruptcy according to many financial sources. Unfortunately, many people neglect their medical bills without realizing the impact that those unpaid bills could have on their credit score.
How Medical Bills Can Hurt Your Credit
After you receive medical services, your physician or hospital will bill you for any portion that wasn’t covered by insurance. Just like any other bill, medical bills have a due date. If you don’t pay by the due date, your bill becomes past due. Hospitals will only send you so many past due notices before they give your account to a third-party debt collector to resume collection efforts.
When the debt collector receives your medical bill, one of the first things it will do is report the account to one or all of the three major credit bureaus (Equifax, Experian, and TransUnion). The medical collection account is considered a serious delinquency and can remain on your credit report for up to seven years, the maximum amount of time permitted by law.
Your credit score - the number creditors and lenders often use to approve your applications for new loans and credit - is based solely on information that’s in your credit report. Since having a collection account on your credit report indicates you have a seriously delinquency in your credit history, your credit score will drop when a new collection is added to your credit report. The more medical collections accounts you have, the lower your credit score will be.
Protect Your Credit from Medical Bills
One of the easiest ways to keep medical bills from impacting your credit score is to pay your bills when you receive them. If you can’t afford to make payment in full, contact the hospital’s billing department to make payment arrangements.
Even if you have health insurance, don’t assume that your insurance company will always handle bills in a timely manner. If you receive a bill that should have been covered by insurance, contact your insurance company to find out why the bill wasn’t paid. It could have been a simple oversight by hospital billing or the insurance claims department. Insurance companies often cover only a certain percentage of medical bills, so you might be responsible for some portion of medical debt after the insurance company has covered its part.
To find out whether you have unpaid medical bills out there, check your credit report.
To be doubly safe, you might contact the hospital or physician’s billing department to check the status of your account, especially if you’ve received any medical services within the past year. Sometimes, just because the medical bills aren’t on your credit report doesn’t mean they don’t exist. By contacting the medical provider, you’ll know for sure whether you have outstanding medical bills that could end up hurting your credit.

I wanted to talk a little bit about the opportunity to become an Independent Agent with VR-Tech Marketing Group and United Credit Education Services. I am a former loan officer (10 years) and have worked with a lot of customers that were looking to get there credit repaired so they could either buy a home or refinance there current home. In todays market place and over the next several years we are going to see a lot of consumers looking to recover from the current economic crisis and in order to do so will need to fix there credit.There are a staggering number of people with bad credit that need this service to give them a fresh start. So the question is; if you’re not in the mortgage business or in real estate than how do I find customers?
In recent months there have been a lot of changes in the lending guild-lines regarding credit and over the next several years you are going to see additional changes in the credit score requirement to get a home loan. With that being said if you were to approach every loan officer or mortgage company as well as the real estate agents with this service they will respond. They know the changes that have been made or that are coming in the near future and if they don’t there in for a big surprises and will coming running to you with clients once they find out.
Besides talking with mortgage brokers or real estate companies, the people you see everyday are candidates for this process, all you have to do is hand them a business card and let the business card do the talking. My experience has been that when you hand someone a business card and it say's “Credit Repair” you are going to get one of two responses, either they say nothing or they start to tell you there problems with there credit scores, period!
Some of this people may not to anything immediately, but if you stay in contact with them they will eventually get tired of being denied and want to improve there lives and will enroll in your credit repair program.
This type of marketing I like to consider old school marketing. Old school marketing requires rubbing some skin, belly to belly. Part of your marketing needs to be talking with people face to face and part, networking on the internet. Believe me, credit education and credit repair is going to play a major role in everybody’s lives as all type of situations require more and more for customers to have good credit. Are you looking to repair your Credit? Don't fall prey to Credit Repair Scams on the internet. According to the FTC who enforces the Fair Credit Reporting Act, it is illegal to remove accurate data from your credit report. Collections, charge-offs and late pays will remain on your report for seven years, bankruptcies 10 to 12 years.
Boy, are you screwed! Just dig a hole and climb in and bury yourself!
The truth is that although the statement above is true, what about the laws that protect the consumer that requires the credit reporting agencies to verify the information they report? What is there process for verification? Is it verified just because the collection company say's you owe the money? What if you really owe the debt and the third collection company that bought your debt for pennies on the dollar can't verify that you owe the debt? Is it OK for them to continue to report it?
There seems to be a lot of information available that say's you can't clean-up (Opp’s, I forgot, clean your credit is a bad word) let’s re-phrase that, Credit Repair and Credit Restoration. That’s better; let's talk about “Credit Repair and Credit Restoration”.
Credit Repair and Credit Restoration is a process that involves the following;
Becoming aware of the issue, Recognizing the benefit, Making a commitment to change the way you handle your finances, Creating a plan, And finally following thru on that plan
Now if you have had bad credit for a while then you probably want to consult with a professional to help you start down the path of “Credit Repair and Credit Restoration” You may want to hire a Certified Credit Consultant to review your financial picture and see what changes can be made to help manage your finances. They can also help point out for you the long term financial benefit of correcting your credit so you can benefit from reduced interest rates on your mortgage, car, credit cards and any other items that might be affected by your credit rating.
What about the information on my credit report? What about that collection account or charge off that has been on my credit report for the last 5 years you have no record of but the collection company says it's yours? According to the FTC it can't be legally removed. And since they said it your, I guess it must be. Not true! If the collection company can't verify that it is yours, the credit reporting agency MUST remove it; even if it is yours!
The credit reporting business, a billion dollar a year business, has done such a poor job of accurately reporting customers information or informing customers of ongoing changes that may help the consumer, that the laws allows for unverifiable information to be deleted. If a customer has information on there credit reports and it can’t be verified then the credit reporting agencies must remove it, whether it belongs to you or not, PERIOD!
This is the premise that most credit repair companies work under. They know that the credit reporting agencies and the collection agencies have not done what they are being paid (billions of dollars a year) to do. They know if the Fair Credit Reporting Act law are applied correctly in the dispute process that the chances are that information will be deleted whether it is accurate or not. Is this wrong or immoral? The question needs to be is OK for the credit reporting agencies to report unverifiable information. With the profits the credit reporting agencies make each year you would think they could implement a process that provides accurate reporting

Credit Education is one of the most lessons we can provide to our children. It amazes me that to this day our children are not taught the importance of credit in our school systems. Many of us as adults had to learn the hard way the importance of credit and maintaining a good credit score.
In America our financial success or lack of can in many cases can be contributed directly to our credit profile. I have been in the financial industry for the last 8 years and it amazes me how little people understand or know about the credit industry. It almost makes me wonder that if someone has good credit are they just lucky? It certainly wasn’t because they new how the credit industry works. If some had bad credit were they just unlucky?
I realize there are many reasons for a person to have bad credit; loss of a job, medical issues (with no insurance), divorce, and the list goes on and on. But in some case credit education may have helped the situation.
The bottom line is that I have seen so many good people be denied the opportunity to achieve a higher degree of financial success do to a lack of credit education. Something has to be done to educate or the youth in this country to try to prevent them from having the same financial struggles we may have had or are currently experiencing do to a lack of financial and credit education. I believe that it starts at home. When I was growing up in the 60's and 70's, finances and credit scores where not a topic of discussion around the dinner table. I had to learn the hard way.
Today things have changed as far as the types of things that can be discussed with your children. Kids today are a lot more aware of or are exposed to a lot more things thru the media. I don’t believe it is a good idea to shelter our children from these types of topics. Teaching our children the importance of credit and financial responsibility is one of the most important things we can teach our children.
Our school systems as well need to help by offering if not making mandatory some type of classes that deal specifically with the credit industry, credit or personal finance.
If you are experiencing credit or financial problems it has to be a family effort to help resolve the situation. If not, what ever you are doing well not work. All parties, wife, husband and children need to understand that there has to be a change in the way finances are being handled so that credit rating can be restored to a level that will make life easier for everyone. By including all family members then perhaps this will help everyone to learn and understand the importance of credit and personal finances.

I wanted to talk a little bit about the opportunity to become an Independent Agent with VR-Tech Marketing Group and United Credit Education Services. Two of the big three Experian and Equifax have decided that there billion dollar a year corporations need more profit margin. Starting in 2007 the Big Two (Experian and Equifax) have decided that charging once for a credit pull when a client applies for a home loan is not enough.
The normal process for an applicant applying for a home loan was to have there credit pulled by the mortgage broker then the file would be submitted to for an approval with a national lender. The lender would than in many cases re-issue the credit on there end to verify the report. The cost for re issuing the credit will now be somewhere from $8.00 to as much as $200.00 to have the report re issued and will be passed on to the broker which ultimately will be passed on to the consumer.
In a case where you have a marginal borrower do to credit rating where you may have to shop the loan to multiple lenders this could be a cost issue that will limit the possibility of either the consumer getting the best possible loan program or knocking them right out of the market place.
Equifax according to CCNMoney.com had total revenues of 1,443.4 Billion in 2006 and Experian came in at 3.1 Billon. With this type of profits one must wonder when enough is enough, especially in a market place that is already struggling with lender increasing underwriting guild lines and the subprime market in trouble.
Unfortunately, once again the most effected will the consumers with margin credit. The only ones that stand to gain from this new price increase are Experian and Equifax.

Most people that have credit challenges just don’t know what to do about there credit score or feel that there is no way out and over time learn to live with there credit score situation and even become to accept the live style that poor credit affords them.

The lenders today have upped the ante on getting a home loan. Recent events on in the hosing market and on Wall Street, have caused the national lenders to take a hard look at there underwriting guild lines and whether or not there guild lines will satisfy there investors.
A recent report by the CRL (Center for Responsible Lending) (www.responsiblelending.org/issues/mortgage/reports/page.jsp?itemID=31214551) states that 2.2 million borrowers face foreclosure on subprime home loans. This translates to $164 billion due to foreclosure in the subprime mortgage market. CRL report also stated that 1 out of 5 subprime loans written in 2005 thru 2006 will fail.
With this type of prediction being made it is not surprising that a lot of subprime lenders are now increasing there requirements for subprime loans. Increased credit score requirements as well as changes to the types of loan programs that will be available.
Credit Repair and Credit Education will be the key for new first time home owners that are coming into the market place that have had credit issues in the past. It wasn't that long ago when a borrower with a 580 credit score, no reserves, some late pays and no rental history could get approved for a 100% financing with out any problem. Today underwriters are scrutinizing these types of files and although this type of borrower may today still be able to go to a limited number of lenders and get approved the chances are that 3 months from now it most likely will not be the case.
The ideal borrower in the near future will have a minimum credit score of approximately 620 with a credit profile for the last 6 months to a year.
What can we do to help - Lenders and Real estate agents need to get ahead of the curve when working with potential buyers. Credit seminars to educate borrowers are greatly needed. Get the people that want to buy and that have credit issues into a good credit repair program that offers credit education as well.
The current trend has been for a long time real estate agent find interested borrowers who are now scurrying to find a loan with no prep time for credit issues or credit education. It is not the real estate community fault, I have found in many case borrowers are not willing to to attend an educational forum to learn about the impact of credit do to other obligations. The truth of the matter is this could be the most important obligation they could make.
